It's a Fact, statistics prove it. Statistics play a big part in shaping how we view today's housing market. We are seeing more reliance on statistics to give a clear picture to underwriters and investors. Is the market going up or down, are values increasing or decreasing, what's the average sales price, the median sales price? The appraiser's job is more important than ever to provide a detailed explanation of market conditions.
Are you just getting one or two lines of "boilerplate" on the appraisal form? You need information that is relevant to the correct market, timely and clearly communicated. I provide a full addendum on "Market Conditions" to support my analysis of the statistics and the information that goes into the report. Statistics are an important part of the picture, but it takes some understanding and analysis to explain the market.
